Chain Drive

Most affordable · Workhorse for detached garages

A steel bicycle-style chain pulls the trolley along the rail. Proven technology with the strongest lifting power for the money — handles heavy wood and insulated steel doors without straining. The trade-off is noise: metal-on-metal vibration carries through the ceiling, so it's best in detached garages or homes where no living space sits above the door.

Most Common Opener Problem

Misaligned Safety Sensors (Photo Eyes)

If your garage door starts to close and then reverses back up, or the opener light blinks 10 times and won't shut, the culprit is almost always a misaligned photo-eye sensor. Federal law (UL 325) has required these infrared safety sensors on every residential opener since 1993 — one mounted on each side of the door about 6 inches off the floor. When the invisible beam between them is broken or even slightly knocked out of line by a bumped bracket, lawn equipment, or a loose mounting screw, the opener refuses to close the door as a safety measure.

Look at the LED on each sensor: a steady green light on the receiver means the beam is aligned; a flickering, dim, or off light means it isn't. Other frequent causes we see in South Florida are sun glare overpowering the receiver in the late afternoon, spider webs and lovebug residue blocking the lens, corroded sensor wires from coastal humidity, and water intrusion after summer storms. Most sensor alignment calls are a 20–30 minute fix — we loosen the wing-nut bracket, re-aim the eyes until both LEDs glow solid, tighten everything down, and test the auto-reverse with a 2x4 per the manufacturer's safety check.

Is it worth fixing an old garage door opener?+

Does Florida law require a garage door opener with battery backup?+

Yes. Since July 2019, all residential garage door openers sold in Florida must include battery backup so the door can be operated during a power outage (Florida Statute 553.885). Every new LiftMaster we install meets this requirement.

Why does my opener work sometimes but not always?+

Most often a weak capacitor (intermittent humming, occasional dead start), a worn limit switch (door stops at random heights), or RF interference from a new device in your home (LED bulbs are a notorious culprit). All diagnosable in one visit.
